A latest information has concussed the investors and home buyers. On 30 June, The Urban Redevelopment Authority (URA) said that the tenants have just 3 months(instead of 6 months as before) inhabiting in a private home (3 months is the minimum duration).
The change has been effected as soon as it was published, all private homes which have been permitted to use as the residential need to be complied. All cases that have the duration less than 3 months, even short-term with home-sharing, is not allowed.
The numerous of the people supported a lower minimum stay duration. Especially, students, the experts, academics have the high demand for searching the place for staying, from 3-6 months. This groups said that they don't like staying in hotels or serviced apartments, they prefer living in a private home than that. This depends on the location, the units size and attached costs.
According to URA, the changes about the minimum period will provide the groups more affordable choices. Besides, homeowners who want the tenants rent their house will also have more times to find customers.
The agent considers 3 months is an affordable limited duration for everybody. "It is important that we preserve the residential character of private housing estates. URA has assessed that a minimum stay duration of three months is an appropriate limit which is not expected to cause any significant impact to residential communities, even as it extends benefits to potential tenants and landlords."
URA said that they will follow the overall market and inspect carefully. More details will be provided later.
